9.4 If you breach these terms and conditions and we take no action, we will still be entitled to use our rights and remedies in any other situation in which you breach these conditions at any time.

Lettings Fees

Tenants Fees-
Holding Deposit: Maximum one week£s rent. This is to reserve a property. This will be retained if any relevant person including any guarantor(s) withdraw from the tenancy, fail referencing, provide false/misleading information, or fail to meet the deadlines states in the terms of tenancy at initial sign up.

Security Deposit: Five week£s rent. This is to covers any dilapidations caused during the tenancy.

Late/unpaid rent: If the rent is more than 14 days late, interest will be charged at 3% above the Bank of England Base Rate from rent due date until paid.

Lost Key(s) or other Security Devices: Tenants are liable for the cost of replacing any lost keys or other devices. If this results in locks needing to be charged, the Tenant will be liable for the locksmith visit, new lock and replacement keys.

Amendments to Tenancy (Tenant£s Request): £50 + VAT To cover the costs associated with the change including the preparation and execution of new legal documents.

Change of Sharer (Tenant£s Request): £50 + VAT To cover the costs associated of new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination of Tenancy (Tenant£s Request): This is to cover the Landlord£s costs in reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Landlord Fees-

Full Management
Letting fee: 75% of first month£s rent + VAT (subject to a minimum fee of £700 + VAT)
Monthly management fee: 10% per calendar month + VAT (of the monthly rental amount)

Adrians Property and Lettings Services are a local independent estate agents who have been established
in the Chelmsford area since 1971 and are one of the leading agents in the Chelmsford area.

How do we collect information from you?

is not held by us, it is collected by our third party payment processors, who specialise in the
